Yes you do! The questions is, do you own the land underneath it?
Very few of the current residents at Mini Lakes have lease agreements in place and only own the improvement to the land (house, sheds, other structures), but not the land itself. Under this type of ownership the ground underneath the home belongs to Mini Lakes Residents Association.
That being said, Mini Lakes has officially registered a Plan of Subdivision with Common Elements Condominium. Now that the plan of subdivision and condominium registration are complete, the sites on Mini Lakes lands have individual plan and pin numbers, and the majority of residents have now registered a deed to the land their home is on.
What Does It Cost To Live In Mini Lakes?
When you purchase a home at Mini Lakes, whether you sign a lease or purchase a deed, the monthly maintenance fees are the same.
All members share equally in the costs to operate the community. An Annual Budget is prepared and requires approval. The Annual Budget amount is then divided equally among the members and is payable in 12 monthly installments. Residents pay their own electricity, natural gas, telephone/tv, and property taxes. Rogers Cable services and Bell Canada are available within the park.
Mini Lakes Is A Year Round Park
Unlike some mobile home and modular home parks, Mini Lakes is a year round community. There are standards however which all homes in Mini Lakes must meet to maintain occupation of a site in Mini Lakes.
Can I Live In My RV or Trailer?
No. Only homes which satisfy the requirements of the Township of Puslinch Zoning By Law for year round occupation may be occupied year round.
Does Mini Lakes Have Natural Gas?
Yes it does! The entire Mini Lakes property is serviced with natural gas mains, supplied by Union Gas. This project was completed in late 2013. Individual services and meters have also been run to most of the year-round homes.
Are There Restrictions On Pets?
Yes. Pets must be leashed when on the roadways or common areas of the community (there are no leash-free areas designated within Mini Lakes) and leash lengths are restricted to no more than 6 feet. Other than service dogs, dogs are not allowed in any of the indoor community facilities. Not unlike any other community – and not unreasonably – their waste must be picked up and disposed of properly by whoever is responsible for the animal.
** IMPORTANT NOTE ** Certain dog breeds are specifically prohibited from the Mini Lakes property at all times under our Rules including pit bulls, pit bull crosses and rottweilers. This applies to all dogs on Mini Lakes property, whether belonging to residents or visitors.
