BUYERS & SELLERS BEWARE!!!
There is important information to consider when pricing a home for sale or purchase. Even if you are working with another agent, be sure you ask to see ALL of the comparable sales and competing listings BEFORE considering a purchase or list price. This is something my team and I will do for you every time!
At times we see huge differences between the list price and likely value of a home (what myself and a Bank appointed appraiser would identify…). These difference have recently ranged from $30,000 too low, all the way up to $75,000 too high! That’s a lot of money to risk on a purchase and sale. when you don’t have the right information!
Now, this all may sound suspicious coming from me since I’m talking about listings that may not be my own, but I can assure you that I’m not that type of agent… I’m simply not that type of person! Don’t get me wrong… there are plenty of great agents out there that do great work for their clients, and I’ve worked with many throughout my many years in Mini Lakes. To me, and to other great agents, providing all of the accurate and reliable information is very important.
