Mini Lakes is a Common Elements Condominium Community with residents having freehold title to the land they reside on. There are no homes within Mini Lakes that are under lease agreements. There is an official registered Plan of Subdivision, and all of the lots have individual plan and pin numbers. Each resident has a registered deed with freehold title to the land they occupy.
What does it cost to live here?
All members share equally in the costs to operate the community. An Annual Budget is prepared and requires approval. The Annual Budget amount is then divided equally among the members and is payable in 12 monthly installments. To see what the current maintenance fees are, view one of the current homes for sale.
Residents pay their own electricity, natural gas, telephone, tv, and property taxes. Rogers Cable services and Bell Canada are available within the community.
Can I live year round at Mini Lakes?
Unlike some mobile and modular home communities, Mini Lakes is a year round community. There are little to no differences than any other typical city subdivision. Just like a home in the city, there are property standards and by-laws that need to be adhered to.
What utilities are available at Mini Lakes?
The entire Mini Lakes property is serviced with natural gas mains, supplied to each home by Union Gas. This project was completed in late 2013. The water supply and waste water management is provided to the home by the condominium. No need for individual well and septic maintenance. Both Bell Canada and Rogers Communications service the community, as well as some others. Electricity services is provided by Hydro One.
Are there restrictions on pets?
Yes. Pets must be leashed when on the roadways or common areas of the community (there are no leash-free areas designated within Mini Lakes) and leash lengths are restricted to no more than 6 feet. Other than service dogs, dogs are not allowed in any of the indoor community facilities. Not unlike any other community – and not unreasonably – their waste must be picked up and disposed of properly by whoever is responsible for the animal.
** IMPORTANT NOTE ** Certain dog breeds are specifically prohibited from the Mini Lakes property at all times including Pit Bull, Pit Bull crosses, and Rottweilers. This applies to all dogs on the property, whether belonging to residents or visitors.
